5 Home Staging Tips | Real Estate Agents

Staging a home is a crucial step in selling your house in today?s Miami real estate market. The house must look inviting and appealing to a potential buyer. The buyers must visualize themselves living in the house and must feel welcome and at ease when viewing the property.

Miami real estate ? These are the 5 staging tips for selling your home.

1. Landscaping ? First thing you see is the landscaping. Some Miami real estate buyers won?t even go inside the house if the grass is dead and the trees and bushes are overgrown and abandoned. Fresh flowers are always very popular. Mow your lawn at least twice a week. Make sure the grass is green and there are no dead spots. Pruning is also recommended so the garden looks fresh and lively. Consider colorful flowers like impatience or carnations. Add small fountain to give it a classical look. Clear your garden of all leaves, trash and other eyesores. A well manicure and professional looking landscaping is essential in creating that first impression.

2. Painting ? A freshly painted house is a good way to welcome a potential buyer. Choose light colors instead of overbearing colors that will scare the buyer away. Don?t paint the house in shocking pink or red. The colors should be beige or peach. The colors should be eye pleasing to create a homey look. Do not paint each wall in a room a different color. Paint the whole room with the same color paint. There is no need to paint the outside of the house unless the paint is falling off.

3. Cleaning ? The house must be clean and smell nice and fresh. There?s nothing worse that a house that is cluttered with junk and dirty. Pick up dirty clothes and shoes. Vacuum the carpets and use some aroma. Clean the tiles and the bathroom, especially the toilet and the shower. The kitchen must be sparkling clean and all pots and pans should be put away. Pick up the bed and cleat the night table. A clean house will invite buyers to return and stay.

4. Lighting ? Turn on the lights so the house won?t look dark and dreary. Open all drapes so the sunshine comes in. Arrange for home showing for daytime if possible. A dark house is very depressing and sends a wrong message to a potential Miami real estate buyer. The correct lighting will create a feeling of openness and added space.

5. Fixing ? Hire a handyman to fix minor items around the house that won?t make the house look like if it?s falling apart. Fix a leaking sink that won?t stop running and the water drip is obvious and annoying. Screw in all doors and closet handles so they will not come off when pulled and opened by a potential Miami real estate buyer. Adjust all cabinet doors so they close properly and don?t appear broken. Try to do the work yourself first but if you don?t know how or don?t have the time you must hire a professional to do the work.

Creating the right ambience and inviting the buyers to come back and stay is a crucial step in order to sell your home in Miami real estate. You should consider hiring a home staging professional for thorough and specific tips. Landscaping, painting with the right color, cleaning the house, proper lighting and sunshine, fixing and repairing the property are good ways to get the house ready for sale in the Miami real estate market.

East Timor votes in test for young nation

East Timor voted Saturday in the country's second presidential election as a free nation, seen as a key test for a young democracy taking charge of its own security as UN forces prepare to leave.

Polling began in the morning and ended at 3 pm (0600 GMT) with no unrest reported in a contest that pits the Nobel Prize-winning incumbent Jose Ramos-Horta against 11 other hopefuls.

Voting was remarkably organised for a poor and chronically unstable country still traumatised by Indonesia's brutal 24-year occupation, which ended with a vote for independence in 1999.

"Everything was orderly and well, smooth and without irregularities or an atmosphere of intimidation," Jamie Gonclaves, a poll station worker, told AFP.

Polling was also markedly peaceful, standing in stark contrast to the deadly pre-election violence that erupted in 2006, which left the country on the brink of civil war.

"There has not been a single incidence of violence, so that's great for the country," Ramos-Horta said after voting in the capital Dili, with coffee-brown ink on his index finger indicating he had exercised his democratic right.

A large turnout was reported nationwide, with some stations having to dip into reserve ballots, election officials said.

At a school house in the village of Balibar, in the cool hills overlooking the capital Dili, voters trickled in about an hour after polls opened at 7 am (2200 GMT Friday), some carrying babies or toddlers and many barefoot.

The vote marks the country's second presidential election as a free nation and is the first in a series of key events in a pivotal period for the country.

In May, East Timor will celebrate 10 years of independence, which came after three years of UN administration. Then, in June, voters will choose a new government in a general election.

At the end of the year the nation of 1.1 million people bids goodbye to UN forces stationed in the country since 1999.

Among East Timor's many problems is its heavy reliance on energy reserves, which account for around 90 percent of state revenues.

The International Monetary Fund calls it the "most oil-dependent economy in the world".

"It is an obligation for every citizen to vote because this is a democracy and we have the right to choose our own leaders," said Sidonia Perreira, a government clerk who walked to the school house with his wife and two small children.

Constitutionally, the presidency is largely a ceremonial role, but its profile has been boosted by Ramos-Horta, who shared the 1996 Nobel Peace Prize for his efforts to resolve the independence conflict.

The popular 62-year-old, who survived a 2008 assassination attempt, is the second post-independence president after Xanana Gusmao -- a former anti-Indonesia rebel leader who is now prime minister.

The race for the presidency is largely a three-way contest between Ramos-Horta, the Fretilin party's Francisco "Lu Olo" Guterres and former armed forces chief Taur Matan Ruak, a guerrilla leader during the occupation.

Candidates must garner more than 50 percent of the vote for an outright win, otherwise a run-off will be held in coming weeks.

"There will be no second round. I am confident I will win today," Ruak told reporters shortly after voting at a Dili school crowded with voters, journalists, international observers and a stray dog nursing puppies.

Ramos-Horta won in a second-round of voting against Guterres in 2007, buoyed by the support of Gusmao's Congress for the Reconstruction of East Timor (CNRT) party.

But this time the party is backing Ruak. Ramos-Horta has been increasingly critical of Gusmao's government, but he said he was not displeased with the prime minister's decision to back his rival.

"I'm very happy he's supporting one of my favourite candidates. If someone supports (Ruak) I'm happy because I admire (Ruak)," he told reporters after voting.

Formal results from Saturday's vote are not expected until early next week.

International observers and representatives from Australia, the European Union and Portuguese-speaking nations were monitoring the polls.

An Improved Retail Business with Sharp Skills - Grace Jessica's blog

An increase in the purchasing power has led to a spate in consumerism. This has shown a positive growth in the retail business. Time has become an elusive factor that is influencing the demands for convenience and ease. People have less time to spare and mull over products, evaluate and make their final decision. They expect standard items that give them full value for their money. A retail business has to ensure the delivery of consumables on time and devoid of any defects. Additionally

WikiLeaks' Assange plans bid for Australian Senate

(AP) ? WikiLeaks founder Julian Assange plans to run for a seat in the Australian Senate in elections due next year despite being under virtual house arrest in England and facing sex crime allegations in Sweden, the group said Saturday.

The 40-year-old Australian citizen is fighting extradition to Sweden. He has taken his legal battle all the way to Britain's Supreme Court, which is expected to rule on his case soon.

"We have discovered that it is possible for Julian Assange to run for the Australian Senate while detained. Julian has decided to run," WikiLeaks announced on Twitter.

Assange has criticized Australian Prime Minister Julia Gillard's center-left government for not standing up for him against the potential threat of his extradition to the United States for prosecution over WikiLeaks' release of hundreds of thousands of classified U.S. documents.

Australian police have concluded that WikiLeaks and Assange have not broken any Australian laws by publishing the U.S. cables, although Gillard has condemned the action as "grossly irresponsible."

John Wanna, an Australian National University political scientist, said it was possible for Assange to run for a Senate seat if he remains on the Australian electoral roll despite living overseas for several years.

"If he gets on the roll, then he can stand as long as he's solvent and not in jail and not insane," Wanna said.

Being convicted of a crime punishable under Australian law by 12 months or more in prison can disqualify a person from running for the Australian Parliament for the duration of the sentence, even if it is suspended.

Constitutional lawyer George Williams of the University of New South Wales said that provision of the constitution has never been tested in the courts in the 111-year history of the Australian federation and probably would not apply to a criminal conviction in a foreign country such as Sweden.

"I'm not aware of an impediment to him standing, even if he was convicted," Williams said.

Any adult Australian citizen can run for the Australian Parliament, but few succeed without the backing of a major political party. Only one of Australia's 76 current senators does not represent a party.

Every Australian election attracts candidates who have little hope of winning and use their campaigns to seek publicity for various political or commercial causes.

Wanna said the odds are against Assange winning a seat, but that he could receive more than 4 percent of the votes in his nominated state because of his high profile. At that threshold, candidates can claim more than $2 per vote from the government to offset their campaign expenses. Assange's bill to the taxpayer could reach hundreds of thousands of dollars.

The next Senate election cannot be called before July 2013 and is due around August. Candidates cannot officially register as candidates until the election is called at least a month before the poll date.

Assange's mother, Christine Assange, a professional puppeteer from rural Queensland state, said Saturday she had yet to discuss her son's political bid with him.

She criticized what she called the government's willingness to put its defense treaty with the United States ahead of the rights of an Australian citizen.

"The No. 1 issue at the next election regardless of who you vote for is democracy in this country ? whether or not we're just a state of the U.S. and whether or not our citizens are going to be just handed over as a sacrifice to the U.S. alliance," she said.

Google Play Store updated, new tabbed My Apps UI and app review features

Google Play Store

An update is beginning to push out to the Android Market Google Play Store bumping it to build number 3.5.15. With it comes a change in the UI to the "My Apps" area, and some handy new features built into application reviews that bring it more into line with the desktop version.

The change to the "My Apps" area is the most obvious change brought with this latest update. Gone is the single -- and incredibly long in some cases -- list of old, and in comes a new tabbed interface in the same vein as the main store.  The installed tab is now split into two parts, the updates still showing at the top but the remainder are now labelled as "up to date" below.

Swipe left and we now get the "All" tab. Handily this contains all the applications you've ever installed. Gone are the days of scrolling all the way to the bottom of your installed apps list to find your not installed paid apps selection. This also contains all the free applications you installed before but don't have currently. Everything is here. This tab also has a handy dropdown box at the top listing all your Google accounts, providing a much smoother and easier way of switching without having to go into the menus.

Heading out into the main store, further changes can be found in the app reviews. Now the device on which the app on the device which the reviewer was using. Reviews can also be filtered by "most helpful first" or by "newest first," and also for the latest version of the app and for your type of device only. This last one could be particularly handy for anyone running Ice Cream Sandwich, since we still seem to have compatibility issues with some applications.

One final thing to note. When I first started trying to download apps after the update, everything kept flashing up with "Error 941." Force stopping the app, clearing cache and starting again seemed to do the trick. Not great, but seemed to fix the issue at least.

For a few screenshots hit the break. If you find any other features worth noting, shout out in the comments below.
